Three small ways to help buyers enjoy your home this winter in a big way

It's Fall! And that hint of winter chill is in the air. It's a time when things can be a bit dreary, but we've got some tricks of the trade to make your buyers feel all warm and fuzzy!

Trick #1 “In the right light, at the right time, everything is extraordinary.” Let the light shine!

Take advantage of natural light. Trim trees and bushes near the house so that the sun can shine in the windows. Consider totally removing any draperies and open blinds all the way up. Think about adding some lamps and make sure to turn them on during showings.

Trick #2 “All you need is tea and warm socks.” Create an inviting mood!

Keep the temperature at a comfortable level. However, consider adding items that offer a feeling of warmth, making your home feel like a great big cozy hug: a fire in the fireplace, chunky throw blankets tossed on the arms of a sofa, or a plush bathrobe hanging by the tub in the bathroom can all help create an ambience of warmth and joy. Appealing to a guest’s sense of smell can also help with ambience. But a caution:  don’t go crazy spraying scents and using strong candles. Intense aromas can have unintended negative effects. Instead, consider simmering some pleasantly scented spices on the stove or bake some cookies and leave them out for showings.

Trick #3 “A clean house does wonders for the psyche.” Make everything sparkle!

Clean everything. Remember the sunshine you brought in trick #1? Give it a helping hand by getting out the window cleaner and making that glass sparkle! Dust, polish, and shine every surface so buyers can see themselves and their possessions in the space. And this will be an easier chore if you do this first: DECLUTTER. Remove all personal items. Oh, and if you hire an APOTHIKA real estate agent, she will professionally stage your home as part of their services.
